Nobis has provided site design and/or permitting and bond services for more than 500 7-Eleven convenience stores and gas stations in Maryland, Virginia, West Virginia, Delaware and the District of Columbia. Nobis has provided full site design services from the Due Diligence phase through Construction Administration.

The Due Diligence phase included preliminary research on zoning, permitting requirements, and environmental constraints. The results of the finding are summarized in a brief report and executive summary suitable for the real estate division to make its final determinations on moving forward with a site.

Site design services start with a conceptual stage, where preliminary layouts are provided, coordinatation of ALTA surveys, and the preparation of development schedules. Nobis assists in obtaining zoning approvals, special exceptions and entitlements. Final design includes stormwater management plans, sediment control plans, water and sewer plans, landscape plans, lighting plans, relevant site details, and grading plans. Nobis processes all site related permits and bonds. In addition, Nobis processes building permits and coordinates all utility services for the store.

During construction, on-call services that include inspections and/or supervision of site construction items were provided. Preparation of record drawings for site features such as storm drain and stormwater management facilities were also included.
