Concord, NH
Nobis provided civil site design engineering, environmental response actions, landscape architecture, and wetlands delineation services for a proposed new 13,000 square foot (SF) retail building on a previously developed 2±-acre site.
Preliminary/Final Design Phase
A concept plan and final design of the retail building, associated parking areas, and new site entrances was completed by Nobis and approved by the City of Concord. A utility plan included the appropriate utility connections to the proposed buildings from the existing utilities on-site and within the area. A full drainage analysis was completed and an erosion control plan was prepared to obtain permits. A demolition plan was also prepared for removal of existing buildings and infrastructure.
Environmental Response Actions
Nobis provided environmental response actions for a variety of issues encountered during demolition at this urban Brownfields site, including a waste oil release, multiple underground storage tank (USTs) (chemical, waste oil, and fuel) closures during demolition, asbestos boiler removal, asbestos-containing materials (ACMs) abated in soils and ACM disposal at an off-site secure landfill, and close out of hydraulic piston vaults. Contaminated soils were removed from the site (hazardous waste and petroleum). A risk-based assessment was completed related to indoor air, including a soil gas survey and sub-slab vapor recovery system was completed during site redevelopment.
Landscape Plan
Nobis’ Landscape Architect prepared a landscape plan including plantings around the new retail building, the interior landscape islands of the parking area, and the perimeter of the property in accordance with the City landscaping requirements. A colored graphic was prepared for Planning Board Meetings.
Wetlands Delineation
Nobis’ Certified Wetland Scientist completed an investigation of the site and ascertained that the parcel was free of wetlands and other areas within the jurisdiction of the New Hampshire Department of Environmental Services (NHDES) Wetlands Bureau.
Contract Documents and Bid Administration
Nobis prepared construction drawings, a Request for Proposal (RFP), and Division 2 Technical Specifications for site work for construction of a CVS/Pharmacy.
Rammed Aggregate Piers
Due to the presence of unsuitable bearing soils beneath the site, ground improvement in the form of Rammed Aggregate Piers was the chosen as the most cost-effective foundation support remedy. During the construction phase, Nobis observed and documented the installation of the Rammed Aggregate Piers, and performed load-testing on the piers to verify that the required capacity had been achieved.
